Welcome to the first Sanctuary Pointe HOA Newsletter.
Let us start by thanking you for choosing to make Sanctuary Pointe the place you call
home. Today's newsletter is the first of many to follow. The goal is to provide residents
with quarterly newsletter updates that offer information about development progress,
community events, and tips on how you can help us look after the natural beauty and
amenities in Sanctuary Pointe.
Sanctuary Pointe is currently home to 95 families. We expect to welcome another 30-40
families to the community by the end of 2018. We recently opened Filing 3A, an area
replatted from 48 paired-patio homes to 46 single family homesites, offering homes from
Classic Homes and Vantage Homes. The brisk momentum of sales is confirmation that
Sanctuary Pointe has become one of El Paso County’s most desirable communities.
Our land development and planning teams are currently working on the Phase 2 site plan,
which was approved by the Town of Monument in March. Phase 2 consists of 273 lots
within 196 acres, with more than 50 acres being tracts, open space and plans for a park.
The first release of 105 single family homesites is anticipated to begin early 2019.
Construction along Sanctuary Rim Drive and within Phase 2 began during the summer
and is anticipated to take, at minimum, 12 months (pending weather) to complete. Our
efforts will connect Sanctuary Rim Dr. to Gleneagle Dr. We are also very pleased with the
direction and progress of the trails plan. Construction of the trail system continues with
each adjacent phase of development. We believe Sanctuary Pointe is poised to boast
some of the best trails in the region.
We recently completed some notable improvements along the entrance to the
community, including stone columns, heavy cedar fence, two additional logo panels,
landscaping, and the community gazebo.
As always, we encourage you, your family and friends to take in everything your
community has to offer by experiencing the beauty of living in a Colorado forest-like
setting. When you are out and about, we ask that you be mindful that Sanctuary Pointe is
an active construction site, so please be safe.

Wrapped in pine forest, very contemporary new models are selling fast, 50 minutes south of Denver in Monument.

One of the fastest selling communities anywhere along the Front Range this summer isn’t in Denver or its suburbs, but rather 50 minutes south of town in Monument, Colo., on the way to Colorado Springs. Today and tomorrow you can tour two very attractive model homes, wrapped in Black Forest pines, that have only been open a few weeks, but that have already lured more than fifty home sales. Many of which are going to Denver area buyers.
Sanctuary Pointe, with luxury home designs by Colorado Springs-based builders Classic Homes, Vantage Homes, and Saddletree Homes, is only five minutes east of I-25, but surrounded by forest, with some thru-views to Pikes Peak and the U.S. Air Force Academy (located just one exit south on I-25).
“It’s the feel of being disassociated from city yet being a part of it,” says Crystal Johnston, Marketing Manager for Vantage Homes, with a very contemporary ‘Riverwood’ model home open, featuring four bedrooms including a main-floor master suite. “The Black Forest feels like a home away from home, yet you’re five minutes from the grocer,” she adds.
Classic Homes’ Jeff Ellis, with a five-bedroom ‘Dynasty’ main-floor master suite model open, says that Colorado Springs buyers have been waiting for something like this – a community immersed in Black Forest pines, but with metro services including city water and sewer. Meanwhile, Denver buyers (they’ve already sold to a number of them) are coming for other reasons.
“People from Denver are amazed by the prices,” says Ellis, who can deliver homes the low $400s for luxury single-family homes; from $401,600 for a fast-selling series of paired patio-ranch homes. “Try and find homes in Denver that offer this size and features at this price. Buyers tell us that they see around an $80,000 difference to comparable homes up there.”
In both models, you’ll see a wide-open contemporary styling that’s a step forward from what Denver builders are showing this year: standalone entryways, lots of depth and intrigue in the kitchen-dining-family areas, and outdoor-living spaces that bring the beauty of the forested setting indoors.
Saddletree Homes is getting set to open its own five-bedroom, four bath ‘Dillon’ ranch model next month – but already has numbers of sales here, at prices from the low $600s. Along with the two model homes already open, you’ll see homes on track to deliver soon – including a ‘Monarch’ 5-bedroom 4-1/2 bath plan with 3-car garage, by Classic, ready now, priced at $588,469; and a ‘Nakota’ ranch, over 4,000 square feet finished plus basement and 3-car garage, backing to wooded open space, set for September/October move-in. It’s priced at $531,562.
There’s another reason why Denver buyers come down now, rather than waiting for later. Colorado Springs has picked Sanctuary Pointe as one of the main sites for the Parade of Homes this August; expected to drive even more buyers to these forested sites.

Two of the three model homes coming to Sanctuary Pointe will open in May 2017 and the third will open in July.
Located along Summerglow Dr., Classic Homes and Vantage Homes are slated to open brand new models in May 2017 and Saddletree is targeting a late July or early August 2017 opening. Sanctuary Pointe will feature two ranch plans and one 2-story plan, ranging in size from approximately 4,300 sq. ft. to 5,000 sq. ft.
Classic Homes' 2-Story Dynasty Model Home features just over 5,000 Total Sq. Ft. and is scheduled to open the second week of May. The Dynasty, one of the builders most popular 2-story plans, has been refreshed based on feedback from homeowners who have built the plan over the years. With input from the sales team, builders, and design coordinators, the Dynasty is has a fresh new look! The plan showcases a main-level master suite, spacious greatroom with exquisite vault, formal dining room, breakfast island and nook, plus cozy family room adjacent to outdoor patio area. The basement offers a Jr. Master Suite plus 2 additional bedrooms and large expansive recreation room. The upper level represents two bedrooms, plus optional Loft (standard as a 3rd upper level bedroom) and one bathroom. The interior takes on a Modern Mountain look with cozy, yet dramatic, shades of grays and creams with black and rust to create a classic combination that is comfortable with just the right amount of modern and rustic.
Vantage's Riverwood Model Home is a new rancher that boasts a spacious 4,412 Total Sq. Ft.. The model is scheduled to open later in May, shortly after Classic's model home. The Riverwood, in its Rustic style elevation, offers a standard 3 car garage (2 car front and single car side load) with an optional 4th car (not shown on model). The plan includes two full suites and a powder bath standard on the main, basement can be optioned out with up to 3 bedrooms and 3 bathrooms. The total bed and bath can be up to 5 bed and 5-1/2 bath, making for a thoughtful layout to maximize the space planning in this ranch plan. An optional "grand suite" creates a multi-generational living option with the 2nd suite on the main gaining private access to the side load garage. You'll find a large eat-in kitchen with walk-in pantry, owners entry off the garage. The Riverwood's volume ceiling heights, with 13' in the great room and entry, add the drama buyers are looking for in this floorplan. The exterior has a private courtyard on the front and large covered patio/deck out the rear.
Saddletree's popular Dillon Model Home is a beautiful new ranch plan, offering nearly 4,300 Total Sq. Ft. The model features a Mountain Modern elevation with a modern open floor plan showcasing 5 bedrooms and 4 bathrooms. The master bedroom and connected laundry room are on the main level for easy one level living. For entertaining, there is a large family room with a convenient wet bar in the basement. The interior design will complement the exterior with outdoor elements and modern colors throughout the home. The Dillon Model is scheduled to open late July or early August.
